* Des Moines-based Principal Capital Management acquired Peninsula Center, a 294,000-square-foot neighborhood shopping center at Hawthorne Boulevard and Silver Spur Road in Rolling Hills Estates for $48.6 million from Federal Realty Investment Trust, according to an announcement from Principal Capital. The buyer was represented in-house by Russell Beecher, vice president of acquisitions. The seller was represented by Stephen Algermissen, W. Jay Borzi and Stephen Silk of Cushman & Wakefield.
* Ventura Fund and Pacific Fund bought the 46,404-square-foot La Reina Fashion Plaza at 14622 Ventura Blvd. in Sherman Oaks for $9.1 million from Robert Dollar Building Associates. Gregory A. Mills of Marcus & Millichap represented the seller. The buyer was represented by Matt Sullivan of Marcus & Millichap.
* BizRate.com, a Marina del Rey-based e-commerce company, has expanded its operations with a five-year, $6.7-million lease for 66,000 square feet of office space at 4055 Redwood Ave. in Marina del Rey. The company now occupies about 90,000 square feet at 4051-4066 Redwood Ave., according to Gray DeFevere of Grubb & Ellis, who represented the tenant and the landlord, Del Rey Storage of Lawndale.
* Pantheon Investments/Maxxam Enterprises, a Los Angeles-based investor, bought the 133,000-square-foot Arlington Plaza retail center at 6008-6930 Van Buren Blvd. in Riverside for $3.9 million from Regency Savings Bank of Texas. David Lachoff, Tom Lagos and Ken McLeod of Grubb & Ellis represented the buyer and seller.
* JCC Homes bought 3.3 acres of land at 2500 W. 237th St. in Torrance for $3.6 million from Wesco Cos. Patrick Cornejo and Chris Mennes of Gateway Business Properties represented the seller. JCC Homes represented itself.
* Apparel Ventures Inc. has sold a 61,000-square-foot industrial building in Gardena to Tony Kim for $2.9 million. The building will be used as a warehouse and distribution site. Gary Blau of Goodglick Co. represented the seller. The buyer was represented by Chuck Littell of Seeley Co.
* A-Plus International has bought a 46,154-square-foot industrial building in Chino for $2.28 million. Greg Ashwill represented A-Plus. Patrick Delaney of Lee & Associates represented the seller.
* Arrow Development Inc., an Irvine-based developer, purchased 49.3 acres of land at Town and Country Road and 5th Avenue in Norco for $2.2 million from Norco Business Park LLC of Newport Beach and plans to develop 780,000 square feet of industrial buildings on the site. Development is slated to break ground in 2001, with completion scheduled for 2002, according to Tim Hawke of Grubb & Ellis and Brian Hughes of Lee & Associates, who represented the seller. Arrow Development represented itself.
* American Textile Tape, a textile manufacturing company, acquired a 32,600-square-foot industrial building at 881 Azusa Ave. in Industry for $2.1 million from Azusa Massachusetts of Evergreen, Colo. Steve A. Nazaroff and Stephen Lim of Grubb & Ellis represented the buyer. Stuart Milligan of Cushman & Wakefield represented the seller.
* Pacific Continental Textile, a garment dyeing firm, signed a five-year, $2.1-million lease for 120,000 square feet of space at 2060 E. Via Arada in Rancho Dominguez. The landlord, Edward Spicer, was represented by Stuart Klabin of Klabin Co. The tenant was represented by Dennis Ingram of Grubb & Ellis.
